Known as the Shark Tooth Capital of the World, Venice has a historic downtown on an island bounded by the Intracoastal Waterway, Gulf-front homes, and a large share of 55+ communities. Nearly one in four Venice homes (23%) is a seasonal home, the highest share on the mainland in our area, and 80% of occupied homes are owner-occupied. The median home was built in 1986, 12% are mobile homes, and 11% heat with natural gas.

What Affects Your AC in Venice.

  1. Intracoastal and Gulf exposure

Venice Island homes are surrounded by salt water, which speeds up coil and connection corrosion.

  2. 55+ communities

We plan around community rules and explain every option plainly, with upfront written estimates.

  3. Seasonal homes

Homes left empty over the summer need the AC set to control humidity, not switched off.

Venice HVAC FAQs.

Leave it cooling at a moderate setting, commonly around 78–82°F, or use a humidity setting if your thermostat has one, rather than turning it off. That keeps humidity low enough to prevent mold while the home is closed up. A pre-departure service visit is a good idea too.
Salt carried off the Gulf and the Intracoastal corrodes aluminum coil fins and electrical connections, which shortens a condenser's life. Rinse the coil with fresh water every few months and have it inspected twice a year. A coated coil is worth considering at replacement.
We do. Venice is an incorporated city, so replacements inside city limits are permitted under the city's process, while South Venice and other unincorporated areas fall under Sarasota County. We handle whichever applies.
